Windler Construction Update: Aurora’s Most Exciting Community is Taking Shape
Every place begins with a story. The Windler story is one of resilience, love for the land, and a commitment to our future. Bringing the Windler community in Aurora to life is an immense undertaking and one we don’t take for granted. Because transforming more than 850 acres of a century-old homestead into a modern community for up to 5,000 residents is a project of great scale and complexity, truly inspiring in its own right.
What will soon hold the Windler vision began as open fields with little to no infrastructure. Transforming this into a thriving community requires everything to be built from the ground up. It requires laying the foundation for infrastructure that solves present challenges as well as future transportation needs.
Essential connector roads must be constructed to tie Windler into Aurora’s existing transportation network. All wet and dry utilities will need to be installed, including water and sewer lines and gas and electricity infrastructure to service future homes and businesses. Existing infrastructure, such as the major roads around the community, will need to be upgraded and expanded to accommodate the traffic influx that results from a community of this size.
These are the foundational elements that will support a future of bustling neighborhoods, parks, and shared spaces. Realizing a vision of this scope takes time and careful attention, but the transformation of Windler is well underway, and several major construction milestones are ready to be celebrated.
Paving Projects: Roads Are Set and More Are Going In
Many of the important roads in Windler have been recently paved, cementing them into the community landscape. This includes North Denali Boulevard, a beautiful four-lane parkway that splits around Discovery Park, a dynamic 23.5-acre centerpiece. With a 25-foot grade differential between the east and west sides of the park, this roadway offers connectivity and unique views that are two totally different perspectives of the park.
Other recently paved features include the widened four-lane 56th Avenue, the 48th avenue off-ramp and viaduct over E-470, 48th Avenue to the east, and Tibet Road on the west side of the community where 1881 Park resides along with new homes from Century Communities coming in 2025.
Neighborhood Development
The first neighborhoods in Windler are on track for home construction in early 2025. We are actively preparing sites for home builders to craft new homes in our first neighborhood. The initial home builders at Windler include Brightland Homes, Tri Pointe Homes, New Home Co., and KB Home.
Across E-470, Century Communities is developing the northern portion of the western Windler neighborhood. Construction of this neighborhood’s central amenity, 1881 Park, is slated to begin in early 2025 as well.
Parks and Landscaping
Other crucial elements of the community are coming together quickly.
Monument signs are being installed along the perimeter of the community, while landscaped trees are being planted along 56th Avenue and North Denali Blvd to supply beauty and shade. Actually, 180 trees are already planted and growing along North Denali Blvd – the first of more than 700 trees of our initial phases for to enhance streetscapes and parks.
Construction has also begun on Discovery Park, a multi-tiered, expansive green space that will serve as the heart of Windler. This park will be chock-full of various gathering areas, open spaces, nature-play venues, a dog park, beer garden, and the Windler Community Center with a resort-style pool.

The transformation of Windler from an old homestead into a contemporary, lively Aurora community is an incredible journey. Each paved road, planted tree, and laid utility line brings the vision closer to reality. This is a place where connectivity, community, and common values live in harmony.
