Windler & Living in Aurora

The Windler community is conveniently located in northeast Aurora, spanning E-470 and near I-70, and 56th Avenue, Denver International Airport, the Gaylord Rockies Resort, and about 25 minutes from downtown Denver.

We recommend entering the west side of the community at E 48th Ave and Tibet Rd. For the eastern side of the community, please use the intersection of E 56th Ave and N Denali Blvd.

Yes! Aurora is one of Colorado’s largest cities, and northeast Aurora is one of the fastest-growing areas in the region. There are a number of major employers nearby including Denver International Airport, CU Anschutz Medical Campus, Buckley Space Force Base, and more on the way. Yes! Windler offers a variety of quick move-in homes in northeast Aurora, CO that are available now or within a short timeframe.

  • Move-In Ready Homes: These homes are complete or nearly complete and can typically be occupied within a few weeks.
  • Under Construction Homes: The builder has already selected many features and finishes, with estimated move-in timelines generally within 3–5 months.
  • Ready-to-Build Homes: Buyers select a homesite and floorplan, often early in the construction process, allowing for personalization of finishes and features. Build timelines will vary based on the stage of construction.

Currently (or soon to be) open Windler amenities include:

  • Discovery Park (Open Now) – A nearly 24-acre park that brings together basketball and pickleball courts, expansive green space, dog parks, and thoughtfully designed play areas all in one beautifully designed setting. Coming soon will be a concessions stand and down the road there will be the Thrive Community Center and pool.
  • 1881 Park (Opening Soon) – Located in Windler West as part of the Homestead neighborhood, 1881 Park is all about reflecting local history and furthering our connection with nature and the land.
  • Anna’s Place (Opening Soon) – Part of 1881 Park, Anna’s Place is an open venue space for hosting birthday parties and events.
  • The Coop & Dog Park (Opening Soon) – Sitting adjacent to Anna’s Place in 1881 Park, The Coop is a beer garden (currently by event only) with attached dog park.

Yes. Amenities planned for the future include the Thrive Center & Pool in Discovery Park, Butterfly Park, more dog parks and walking trails throughout the community.

Absolutely. Windler was designed with walkability in mind, featuring connected parks, trails, and neighborhood gathering spaces that encourage outdoor living and community interaction. As the community continues to be developed, the options for walking will continue to grow.

Windler is zoned for Aurora Public Schools, including Vista Peak Preparatory for high school and Aurora Highlands P-8 for elementary and middle school.

There are nearby charter and private options—like High Point Academy—which are also available.

HOA & Metro District

The HOA, the Windler Homeowners Association (WHOA), and the Windler Metro District serve different purposes within the master-planned community.

The HOA focuses on community standards, maintenance services, landscaping, trash and recycling services, and certain neighborhood amenities.

The Metro District helps finance, construct, operate, and maintain larger community infrastructure and public improvements, including roads, parks, trails, utilities, and future community facilities.

Together, the HOA and Metro District help support the long-term maintenance, operation, and vision of the Windler new home community.

The Windler Homeowners Association (WHOA) helps maintain the appearance, functionality, and overall quality of the community. WHOA assessments support services and amenities that enhance residents’ daily experience and help protect property values.

Depending on the type of home owned, WHOA services may include community maintenance, landscaping, residential trash and recycling services, and support for community amenities and common areas.

The Windler Homeowners Association’s (WHOA) initial homeowner assessment varies based on home type and the level of maintenance provided.

For 2026, WHOA fees are:

  • Single Family Homes (Front-Load Garage): $50/month
  • Single Family Homes (Alley-Load Garage): $95/month
  • Attached Single Family Homes: $150/month
  • Paired Homes: $150/month
  • Motor Court Facing Homes: $115/month

The WHOA’s fees cover varied levels of property maintenance, community amenities, and residential trash and recycling services depending on the type of home owned.

Metro Districts are a common and important part of financing new master-planned communities throughout Colorado and many other states.

When a new community is built, significant infrastructure must be constructed before homes can be sold—including roads, utilities, parks, trails, landscaping, community centers, pools, and other public improvements. Rather than requiring local governments to fund these costs or significantly increasing home prices upfront, Metro Districts provide a way to finance and maintain those improvements over time.

In many cases, large-scale master-planned communities would not be possible without Metro Districts because the infrastructure investment required is so substantial.

At Windler, Metro District funding helps support the creation and maintenance of community amenities and infrastructure that residents enjoy today and will continue to enjoy as the community grows.

For specific information about Windler Operations Metropolitan District’s structure, fees, and services, please contact your builder representative or review the district disclosures provided during the homebuying process.

Like many master-planned communities in Colorado, Windler utilizes Metro Districts to help finance and maintain community infrastructure and amenities.

The Windler Operations Fee is currently $15 per quarter. As additional community facilities and amenities are completed—including future community center buildings and recreational amenities—the fee is anticipated to increase to approximately $95 per month.

Buyers should review all Metro District disclosures provided by their builder and consult with their builder representative regarding current fees, projected costs, and the services funded through the district.

No. Metro Districts are commonly used across the country to help fund infrastructure in new developments. They are particularly common in large master-planned communities because they allow roads, parks, utilities, trails, and community amenities to be built as the community grows.

Many of Colorado’s most successful master-planned communities utilize Metro Districts as part of their development and long-term operations.

Most new master-planned communities rely on Metro Districts to help fund and maintain the infrastructure needed to support future residents. Roads, utilities, parks, trails, landscaping, community centers, and recreational amenities often require significant upfront investment long before a community is fully built out.

Metro Districts provide a mechanism to finance and maintain these improvements over time, allowing communities to develop the amenities and infrastructure residents expect while supporting long-term community growth.

The Windler Homeowners Association (WHOA) and Windler Metro District are professionally administered by Advance HOA Management, an experienced Colorado community management company.

While they are managed by the same organization, the WHOA and Metro District serve different purposes:

  • The WHOA focuses on community standards, maintenance services, and certain resident amenities.
  • The Metro District helps finance and maintain community infrastructure and larger public improvements.

Together, these organizations help support the long-term vision, maintenance, and operation of the Windler community.

Development & Future Vision

Windler is a growing master-planned new home community that will feature approximately 5,000 residences at full build-out.

Development is expected to continue over the next 10-15 years with new amenities and neighborhoods added over time.

The Windler ownership group is a collaboration between Alberta Development and Resolute Strategies—two experienced Denver-based firms. It’s the only other Colorado community designed by the same visionary team behind Painted Prairie and Century Park (formerly Stapleton): Civitas and Calthorpe Associates.
